EV CHARGING INFRASTRUCTURE

iAUTO ENERGY (iAUTO) is proud to have been chosen as your Electric Vehicle (EV) Charging infrastructure provider. These works will enable residents who currently have an EV, to install a dedicated EV Charger for their vehicle in their car space and, importantly, make every Lot Owner’s car space EV ready for a charger as and when you want to install one, be it in 12 months time or 10 years.

A residential apartment building adds some complexity to adding this infrastructure compared to a stand alone home. The information on this page will go over the infrastructure being installed, the timing, limited interruptions and how to access the information to get your own EV Charger.

INFRASTRUCTURE

Retrofitting an apartment building brings a range of complexity of working with, in and around existing infrastructure. iAUTO ENERGY’s designers, engineers and electricians have the experience to provide and deliver the best solutions.

The Owners Corporation is funding the installation of the infrastructure. Lot Owners will fund the purchase and installation of their individual charging units that must integrate and meet the requirements of the infrastructure and iAUTO ENERGY. Electricity used to charge an EV will be charged directly to the individual user (Lot Owner) via a 3rd party billing arrangement with iAUTO ENERGY.

iAUTO ENERGY will install and maintain the power infrastructure, oversee the necessary protocols for the purchase and installation of residents EV Chargers.

As EV purchases are rapidly growing in Australia, there is a need to have the infrastructure in place ready for when it is required. It is expected that by 2030, 50% of new car sales will be EVs. The power demand from EV charging creates complexities that need to be addressed, particularly in residential apartment buildings.

Residents need to be able to efficiently charge their EV's without creating power issues for the rest of the complex. The system being installed is “Smart” such that power can be managed efficiently and safely throughout the building, delivered throughout the carpark, compliant with current building codes and, importantly, being ready for future needs. In providing the right infrastructure now, residents can be confident that their current and future EV Charging needs are addressed, with reliable access to power and simplified installations with cost efficiencies.

Bus-duct infrastructure installed.

The key power distribution product being installed is Bus-duct. This versatile product offers flexibility to adapt with and around existing utilities, with the capacity to accommodate the future power loads of all the car spaces requiring EV Chargers. Bus-duct is more sophisticated in its design and manufacture, with each section/component being made specifically from detailed drawings taken from your car park. Bus-duct is a total solution product, providing for current and future power load demands, with cost savings and efficiencies for future EV Charger installations.

An Electric Vehicle Charging Controller (EVC) will be installed, to communicate, monitor and manage the power usage of installed EV Chargers. This is essential to ensure that the building has power were and when it is needed. An EVC will ensure that when multiple EV Chargers are drawing power at the same time, they won’t adversely affect your building’s other power demands, such as climate control.

The installation will also comply with National Construction Code (NCC), which has specific requirements that must be met in Australia. These include meeting the specific requirements for the type of building, it’s power needs, metering, distribution boards and the commissioning of an EVC.

WORKS

Bus-duct installation works are complete and waiting on energisation. This will be completed in two stages due to complexities with the building’s allocated power supply from City Power.

Initially the EV charging infrastructure will be connected to the buildings existing common use power supply, with a load management system to manage the EV infrastructure’s power use and demand in line with the buildings use. This is scheduled for Tuesday 17 June 2025 with a limited power interruption to common area power supply.

Once the OC has rectified the power supply issues with City Power, the EV charging infrastructure will be connected to it’s own dedicated circuit that will be able to accommodate future demand. This will be done at the same time as the buildings heat pump infrastructure to lessen resident inconvenience.

Due to complications with the building power supply, the energisation of the EV charging infrastructure will be completed in two stages.

Stage One

Date: Tuesday 17 June 2025

Time: 1.00pm to 3.00pm 1-2 hours

Initially power will be sourced from the building’s metered OC circuit which will have sufficient power for current EV charger demand. This will be managed with an ECU (Electric Vehicle Charging Control Unit) that will delegate available power to the EV chargers without interruption to the buildings power usage.

This stage will require power to be shut down affecting and turning off:

  1. Elevators – Will not be usable during shut down period

  2. Basement Carpark Entrance Security Gates – Will be manned to allow secure access

  3. Swipe Cards at entrances – Will be manned to allow secure access

  4. Basement Carpark Lights

  5. Common Area lighting (entrance & corridors)

  6. Common area heating/air conditioning

Stage 2

Date: TBA

Time: 2 to 4 hours

When the City Power supply issues have been rectified, the EV charging infrastructure will be disconnected from the OC circuit and connected to its own dedicated circuit that will manage future demand. This work will be conducted simultaneously with the buildings heat pump works that will also require a power shut down.

This stage will require power to be shut down affecting and turning off the whole building:

  1. Elevators – Will not be usable during shut down period

  2. Basement Carpark Entrance Security Gates – Will be manned to allow secure access

  3. Swipe Cards at entrances – Will be manned to allow secure access

  4. All Lights

  5. All heating/air conditioning

  6. All electrical appliances, including refrigerators and TV’s etc

  7. Water pumps

POWER INTERUPTION

BILLING

iAUTO ENERGY is the billing provider for the EV Charger usage. The recommended EV Charger for installation will come prebuilt with an internal calibrated billing meter to ensure the measurement of consumption is accurate. Each Lot Owner will become registered within our system and be directly billed for their applicable usage for each monthly period.

EV CHARGER

Residents, through iAUTO, will have the option to purchase and have installed a dedicated EV Charger for their car space. The EV Charger will integrate with the infrastructure being installed, meeting National Construction Code standards with power management and billing solutions included.

iAUTO ENERGY will be recommending the newly launched Schneider Charge Pro to residents, that will work with the installed Schneider EV Charging Expert ECU.

A Lot Owner may purchase their charger directly from another supplier, but the unit will have to meet system standards set and managed by iAUTO. Installation must be overseen by iAUTO to ensure the necessary compatibility and interoperability with the load management and billing systems.

Residents can place an order for an EV Charger now, to be ready with the infrastructure upgrade. Alternatively the infrastructure will be ready when you are, whether you transition to an Electric Vehicle in six months time, or in several years.
